I wasn't going to review this place as my mother told me that if I couldn't say something nice I shouldn't say anything at all, but, since they asked...
First for the likes: the man and woman who we saw working there were genuine, pleasant and helpful.
The place was kept clean, the room was cleaned well and there were plenty of towels.
The beds were reasonably comfortable and the shower worked well.
The location was convenient for the town centre and central beaches
The so-so:
It's obviously had a lick of paint and some updates to rooms, meaning that things work, but everything has been done so cheaply as to look like a fixed up student rental (electrics in trunking and all)
The breakfast is basic but adequate.
Now for the not so good:
It looks very run down and is sandwiched between a derelict hotel and a building site.
The unmanned reception area looks like a security desk in an old betting shop.
The "bar" shown in the pictures which I thought would bring some retro kitsch is no longer a bar (to be fair a bar isn't listed) it's just just a room you can use (why would you?)
It is priced as a hotel, but is more like a hostel. If you have this in mind or perhaps think of it as an alternative to a surf lodge then you wont be disappointed.
So little investment seems to have been put into the place that I can only surmise that it is being kept ticking over until a good development offer is made for the land.
