I appreciated having kettle, fridge, TV, coffee tea etc provided. Room and shared bathroom very clean and bed comfortable. The unique coded entrance to foyer and room provided convenience and security. The manager was friendly and welcoming, and local ransportation to the city etc. by bus across from the property was efficient. Shops and restaurants within easy walking distance.

It’s a bed and breakfast style with shared bathroom with no elevator and no air conditioning. If you are in a budget, this will do. No staff around after you checked in. You have to call them if you need anything. Location is quiet and safe. Bus station to the city center is in front of the hotel. During our stay, we did not have to wait to use the bathroom.

Stayed with my family for an overnight visit to Edinburgh. We wanted a hotel that could accommodate parking and had easy transport to the city. This hotel does cover those requirements. However….. The hotel is old and tired and not somewhere I felt safe staying with my family. The beds looked like they had been donated by a local charity. Bedding had an odd smell and felt unclean. No shower gel provided and towels also presented a strange odour. My wife and son decided not to shower in the morning! The rooms have keypads which I’m not sure if they get changed. So my wife felt very uneasy knowing someone could enter the room if they had access to a 4 digit code. We proped the ironing board against the door for extra security. I always read review and dumbfounded how anyone could give great reviews for this place. Well overdue for a spruce up

Old building has a lot of character. Location is good. Our room had a consistent noise from the plumbing everytime someone used water in our/neighboring rooms it the grinding pump noise was loud. Various cosmetic issued in the room. However, available parking (albeit tight) was a super bonus!

The Edinburgh Guest House was conveniently located close to the city center, with a bus stop directly across the street providing easy access to major attractions like the Royal Mile. However, we found it to be overpriced for what it offered, particularly since the shower did not function properly during our stay. While the location was a definite advantage, the accommodations did not provide good value for the price.

Big clean room for 4 people for two nights. 25 mins walk from Royal mile which was fine and on the bus route if preferred. Only issue shower head already broken so had to hold the shower. Otherwise great stay for the price. Would definitely recommend

The location was very walkable to amenities which was the main selling point. The room we had in the basement was very dated, rather noisy, and looked nothing like the room photos shown. If this is a bed and breakfast the breakfast part was not evident.

We found the place easily. Parking was fine. Staff was pleasant and helpful. The room was small but fine for a night. The bed though was made with an old, dainty iron frame. It creaked a lot at the slight movement. Public transportation is nearby. We even walked back from downtown Edinburgh.

Friendly welcome. Great location. Easy to get to waverley. 6 buses run past location. Tons of food options on way to location. Chinese takeaway 6 mins walk. I will be back.
