We had a room in the second floor. The hotel is conveniently located between downtown, (well actually it is in the city within maby a 10 Minut walk to Rialto bridge and San Marcus Square) and Lido. We stayed 5 nights.
We (Wife, daughter + 8 months pregnant wife) got up early in the morning to see the fish marked or Markus Place etc. and headed to the beach in the afternoon (Lido) by a vaporetto.
The host and owner Nicola is very nice. He helped in any way possible. Not only us, but also other guests that who requested a water taxi at 4 in the morning!, he checked the public transport schedule for early (late) departures, was never too private nor distant, always had a fun story to tell but did not impose himself on the guests, knew when to stay in the background etc. You can take a coffee for free any time. There is no kitchen, but, if you go out and buy some bread, cheese, olives, whine etc. and clean up after yourself one can have a dinner / lunch after the children are in bed, there is a (very) small porch, a (shared) balcony etc. And we had two! fair sized rooms, almost like a 3 bedroom apartment with the kitchen missing.
No doubt, we had a great time in Venice (without stress) and this B&B is was the perfect place to stay for us.
