Great location and wonderful boutique hotel. Small but perfect room, with balcony. However, if you are of a larger size, be aware that it will be a squeeze getting in and out of the shower room / WC.
The owner and his brother are fantastic and cannot do enough to make sure you have the best stay possible.
Breakfast was fairly standard for Albania but served fresh to your table on the main balcony with fresh juice and decent coffee.
The only negative was the noisey fridge, which is amplified by the fact the room is so quiet.
If travelling by car, please be aware that there is very limited parking. Make sure you have your mobile roaming enabled and check your messages: If you have told them that you need parking, keep in touch before arrival and they will sort it for you. Alternatively, they will park your car elsewhere for you once you have unloaded your luggage.
Also, if you use Google Maps to navigate to the hotel, be aware that it might take you in to town via the castle. Do NOT go this way as the road down from the castle has been made one-way and you can no longer (legally and safely) drive down to the town from here. Follow the road signs into Berat and then set the satnav to find the hotel, which is opposite Pasha's Gate.
