Yes, we read THOSE reviews and all we can say is don’t judge a book by the cover. Some yard work is needed but try and remember it’s B&B you are there for and that happens indoors. Betty was welcoming and happy to discuss the surrounding area and give recommendations; Cottonwood Old Town is worth the visit. She also enquired about anything special we may/may not want for breakfast. We found Desert Rose worth the money and would have no problem in staying again. Indeed we have already suggested it to a friend who could be house hunting in that part of Arizona

My stay was just okay. Betty (the host) was great. However, it would appear that there are some issues with upkeep/maintenance, as the place has not been maintained over the years... and since it abuts a junk yard, it is not visually appealing...and it's nestled in a quiet/safe low income neighborhood. When my girlfriend and I arrived to check in, (Seb was kind enough to wait for us to arrive after 7:00pm), it felt like the movie, 'Get Out', because we were the only ones there at the time. And the neighborhood was dark, and grounds are dark at night. So if you are uneasy about that, pack your pistol! But we met the other guests the next day, which made it tolerable. Other guests arrived and left after only one night, and we were told that some leave shortly after checking in due to the disappointing feeling that you get once you arrive; it's not as it appears in online, but if you are not phased by the surroundings, the roosters, lamas and other critters about the property, as well as the unappealing surroundings, you should be okay, especially since Sedona is only 20 minutes away...and you'll only sleep in Cottonwood...and it's less expensive than Sedona, much less when we visited! If you are a Ritz Carlton type, you will definitely want to avoid it. My biggest issue was that I tried to cancel my trip three weeks out, but due to the fine print warning about nonrefundable payments, I was SOL! And I am now done with Expedia after this experience...

Well shut off so no water and had to move out. Nice inside but not cleared out outside ....didn't get to sample breakfast due to no water. Hot water for coffee and tea available all day.

The room and accommodations were very comfortable and clean. The host was friendly and very helpful. The breakfast each morning was delicious and prepared just for us. We’ll be staying there again soon. Would recommend the Desert Rose to anyone visiting Cottonwood or Sedona!

Sebastian was very personable. We were pleasantly surprised with the whole experience. The room was nice and clean and the bed was comfortable. The bathroom was updated and very nice. We didn't use the Jacuzzi but the double shower was great. I appreciated the nightlight in the bathroom. The TV channels in the room were very limited but the big TV in the common area was wonderful, lots of channels! There are tons of books and DVD's, snacks and drinks at any hour of the night, there's even fitness equipment. The room was quiet and quite warm during our very cold night there (maybe a little too warm). Breakfast was wonderful! And I felt special being served on bone china, silverware and table cloths and napkins. Everything was up to our expectations and more. A very enjoyable stay.

Clean, comfortable, pleasant and handy B&B!!!
The Desert Rose B&B is not a luxury property. The house is somewhat dated and the area it is in is definitely on the “modest” side. That said, the house was very clean and spacious, the host was welcoming and helpful, the wifi worked well and the paved parking was handy and good. The price was reasonable. Breakfast was on the basic side and mostly “continental” although the host did make a nice quiche and does one hot dish daily. While the yard was at its worst in December it would be quite lovely in the summer and there is a large swimming pool. Anyone seeking a clean, pleasant, comfortable, unpretentious bed and breakfast would enjoy The Desert Rose.
